Available Guidelines for FCCA Deed Restrictions

First Colony Community Association (FCCA) developed Guidelines to assist homeowners in complying with deed restriction requirements for modifications. Some Guidelines stipulate that residents get prior approval for certain modifications.

Guidelines for Modifications Requiring Prior Approval
 
In this section, the Guidelines listed require that residents must have approval from the FCCA Modification Committee prior to commencing work. Guidelines may be obtained on-line at www.firstcolony.org or from the FCCA office.
 
 
Submittal Requirements
  • Submit a signed Modification Application prior to installation.   
  • Include an elevation/site drawing with a scaled drawing or survey site plan showing the nature, kind, shape, color, size, materials, and location of modifications or additions. This drawing must list out size, dimensions, materials, colors, etc. 
  • Submit a picture, drawing, or photo showing the exact modification being requested. 
 
Guidelines for Modifications Not Requiring Prior Approval
 
If a modification is in compliance with the Guidelines listed in this section, it is not necessary to submit for approval. The following list of Guidelines may be obtained on-line at www.firstcolony.org or from the FCCA office.
 
 
However, if there is any deviation from the Guidelines listed in this section:
·         Specific approval will be required.
·         A signed Modification Application must be submitted.
·         It will be considered a deed restriction violation.
·         The Owner may be subject to fines. 
 
FCCA has the right to determine if any modifications are excessive - not in keeping with a first-class, distinctive community, etc.

; the First Colony Deed Restrictions; require that “…plans and specifications showing the nature, kind, shape, color, size, materials, and location of such modifications, additions, or alternatives shall be submitted to the Modifications Committee for approval.”
 
 
The FCCA Executive Director approved these guidelines on the _____ of __________, 2006 based on authority by the Board of Directors. Changes to these guidelines can be made at any time without prior notice.
