Deed Restrictions: Guidelines/Polices
The developer of First Colony, Sugar Land Properties, Inc., established Rules and Regulations for First Colony Community Association, as provided for in the CC&Rs and adopted by the Board of Directors. In addition, Architectural Guidelines were established with procedures for submitting requests to make exterior changes to property and/or home. Such changes may include patio covers, decks, landscaping, or exterior color changes. These rules and guidelines are set up not only to maintain the aesthetic value and integrity of the community on behalf of all owners, but also with the intention of protecting the home’s market value.

Window Changes or Replacements
Windows that are being changed or replaced that are of different design than was originally approved by the New Construction Committee (NCC) or the Modifications Committee (MC) shall be submitted to the MC for written approval.
It is the Modifications Committee’s policy to require that windows that are visible from public view to have mullions that divide the single panes of glass into smaller squares or rectangles. The size and shape of the divided panes shall be in keeping with then architecture of the house and shall be in harmony with the neighborhood.
